Alberta has always had a strong relationship with land. Families build lives on it. Farmers work it. Investors study it. Buyers look at it as a long-term asset. Sellers often see it as part of their history, their retirement plan, or their family’s next chapter.

Alberta data centres are becoming part of a much bigger conversation about land, energy, infrastructure, and long-term investment. The rise of artificial intelligence, cloud computing, and high-capacity data storage has made one thing clear: the future of technology still depends on physical land.

All information relating to registered land ownership is open to the public in Alberta, and a “title search” can be acquired through any licensed registry office, any lawyer who has subscribed to the system, or directly from the Land Titles Office which is also accessible online at https://alta.registries.gov.ab.ca/spinii/logon.aspx
There is currently no land transfer tax in Alberta. However, transfer registration fees payable to the Land Titles Office are based on, and increase with, land value (generally, the purchase price).
In addition to the income tax ramifications of real estate transactions there is also the possibility that the Goods and Services Tax (“GST”) might apply.
Currently, the GST is applied at the rate of five per cent to most sales of goods and services in Canada.
