Two adjoining quarters located 27 kms from the town of Caroline, just 3 kms off the paved highway.
Fully fenced and cross-fenced with reinforced rail fencing at the gate areas, the SW quarter has a powered well for watering the livestock and the NW has a solar system for watering animals, so each quarter can be used independently for rotational grazing. There is a dugout located on each of the quarters, and a spring creek that runs through and fills them yearly. There are corrals built in the SW quarter that make for easy gathering and loadout in the fall. Lots of forested patches provide the cattle with ample shade and protection from the sun and storms.
There is a current pasture rental in place for the 2022 season and renters would be willing to continue with the new owners. Current pasture rental is $8,000/year. Land can sustain between 65-75 pairs a year. There is an oil lease revenue on the southwest quarter that also provides income of $3,500/year.
There is a 4.5-acre fenced and treed camping area, perfect for the weekend stays while you check your cattle or just a nice spot to get away from the city life and unplug in nature. RV trailer with built-in deck and outside kitchen, all set up with solar power and a tanked water supply for camp showers. Generator system set up for power when the sun does not quite suffice. Rustic outhouse and relaxing campfire area make for a fun weekend getaway. Just a short 2-hour drive from the city of Calgary or the city of Edmonton. There is a large lean-to shed for storage of your larger equipment located in the campground area away from the cattle.
