Grazing Land For Sale Alberta

Own A Farm In Alberta

Rural land in Alberta is generally classified into three categories: cropland, industrial, and grazing land. If it’s the latter you’re interested in, you’ll find a large variety of options to choose from here in Alberta.

Whether your goal is to buy or sell farmland, the first decision you have to make is whether it’s cropland or grazing land that interests you most. Some people are able to utilize both opportunities due to their proximity and the fact that the two types of land are often interspersed. But if your main interest is in grazing, then you’ve come to the right place.

What You Could Do With Grazing Land?

Grazing land covers a broad range of uses. As always, we like to ask our clients what their plans are for the land. We’ve found that it provides a great starting point and helps guide our efforts to find you the right property.

If you’re not sure what you want to do with it yet, here are some ideas that might inspire you:

Raise cattle or horses

Grazing lands are often used for the sole purpose of raising livestock such as cattle and horses. Many farms make their main income from breeding these animals and selling them off to be processed into meat products, some of which can be exported to various countries.

Sell your hay

This is another great way to make money on a farm, especially if you already have some land that’s good for growing crops like wheat. The crops are then sold off to be made into the hay that’s fed to livestock.

Hunting estate/ranch

Many farms in Alberta can be used as hunting ranches and estates over the winter months when there’s no need for them to produce food.

How To Buy Grazing Land In Alberta

With the right tools and knowledge under your belt, buying grazing land is easier than you might think. Here are some considerations to keep in mind when looking for grazing land for sale in Alberta.

Land prices

The first thing you’ll need to think about is how much money you’re able to spend. This applies regardless of whether your goal is to buy or sell land in Alberta. Of course, the more cash you have on hand, the larger chunk of real estate you can afford.

Lands size

Generally speaking, you’ll need more acreage for grazing than cropland or industrial sites because cattle require so much room to feed. Of course, there are exceptions to this rule that depend on the breed of cattle you’re raising and your herd size in general. But if you keep these things in mind when looking for land, you’ll find it easier to know how much acreage is right for your situation.

Location

The location of your land is one of the most important factors when it comes to grazing. You’ll need an area that’s large enough for your livestock and provides good access to water sources in order to keep them healthy.

Accessibility

You’ll also need to keep in mind whether the land has good access and egress. The more difficult it is for you or your equipment to get on and off of a property, the less likely it is that you’ll be able to use it to its full potential.

Legalities

You’ll also need to make sure that the land you’re thinking of buying can be used for grazing and is not an environmentally protected area. Keep in mind that there are many different types of environmental protections depending on where your property is located, so it’s important to do some research before making a purchase.
